30% net of investment (500,000 X 30% = 150,000) AED 150,000

Basically with the investors amount (AED 500,000), we reserve a number of units in an under construction building and reserve like 3 or 4 units, counting the 500,000 AED as the first installment as 20% down payment for those units for example.
The Investor receives the Reservation form from the developer in the usual manner that one gets with making a purchase on a payment plan in UAE.
Along with the reservation form the investor gets a MOU (Memorandum Of Understanding) from the developer, which is a legally binding contract agreement, promising the investor that they will not ask the investor to make any second installment payment and hence forth, on his/her reservation of property and that they will resell the property on behalf of the investor within a period of six months or less at a guaranteed profit of minimum 30% net to investor.
This simply means that the investor is promised a minimum of 30% return after all the transfer/ agency fees etc everything is taken out, so there is absolutely no hidden fees at all.
Also the expected return is higher on this project so the whole point of keeping the upside open is our intention of delivering more return than we promised in guarantee, so as to maintain a delighted investor.

Basically how this is possible can be explained in a fact that we would invest the amount in the property under construction at a point in time where all the office work / planning / govt. approvals etc have been done and over with and the project is currently under construction phase with actual work started, it is reasonable enough to understand that with the construction started or at least the construction material being ordered for a certain project it means that millions of dirhams are being put in to the project for development everyday and that is the stage where the value of that property goes up fastest compared to other project development phases. Investing in the right project at the right time and using the six month or less time period to resell at an appreciated value to take out maximum return is the whole Idea.
